It's time to prepare your property for the winter season.

Make sure the irrigation system as well as any outdoor water spigots have been properly winterized to prevent water pipes from freezing and bursting. Likewise, make sure that home occupants know to set the temperature inside the home to at least 55 degrees at all times (especially during times when they are away from home).

Check for drafts around doors and windows and apply caulk to any gaps that may allow cold air to enter the home. Check for missing insulation in the attic and basement. Schedule a preventive maintenance visit with your HVAC contractor to ensure that your furnace and water heaters won't leave your tenants without heat or hot water. Emergency visits are more expensive!

Before a blizzard bears down on you, take stock of your snow and ice management tools. Make sure you have a sufficient supply of ice melt, check the condition of the snow shovels and fire up the snow thrower that has been sitting around for a year (hopefully you remembered to treat the gasoline with fuel stabilizer when you stored it). The cold air ushers in unwelcomed visitors that will try to invade your home. Look for telltale signs of rodent droppings, nuts or acorns where they don't belong, and shredded material used to build nests. Patch all cracks and holes in the foundation, don't keep ground floor, garage and basement doors open unnecessarily and set traps or call an exterminator before the problems escalate!
